Assumptions, source data & maintenance

The calculation is value × effective millage ÷ 1,000, plus entered charges. One mill is $1 per $1,000 of value. An estimate for an existing owner uses taxable value; a buyer's scenario uses SEV as a planning input.

A qualifying transfer generally uncaps taxable value the following calendar year. Exceptions apply. This does not predict future SEV, exemptions, tax proration or reassessment.

Coverage includes the published Delta County districts, Menominee city and Township, and Harris Township's two school districts. Rapid River is listed with Masonville Township; Rock with Maple Ridge Township. Mailing areas may cross boundaries: confirm the parcel's actual municipality and school district. Garden village has a separate rate from the surrounding township. This is not coverage of the entire MLS search area.

Rates use the last two columns of Michigan Treasury's 2025 total-rates report, including listed millage-based assessments, multiplied by 1.01 for the same 1% administration-fee assumption used in the state's estimator and rounded to four decimals. The fee is not added again. Not all parcel-specific assessments are included. School-transfer and community-college boundaries can affect the bill; confirm applicable charges with the assessor.

Maintenance: review at least annually and update when new official millage data is published; review sooner when a local change is identified. Check the displayed data year before relying on an estimate. This tool is not connected to a live tax service. An updated rate is still not a guarantee of the final tax bill.
